Welcome to Ten Fifty Bakers. These Terms of Service govern your booking and stay at our property located in Bakers Beach, Tasmania. By making a booking with us, whether directly through our website or through a third-party platform such as Airbnb or Stayz, you agree to be bound by these terms.
These terms are governed by the laws of the State of Tasmania and the Commonwealth of Australia, including the Australian Consumer Law.
1. The Property
Ten Fifty Bakers is a privately owned off-grid wilderness retreat situated on 1,137 acres of private land in Bakers Beach, Tasmania, adjacent to Narawntapu National Park. The property accommodates up to 10 guests across 5 bedrooms and 3 bathrooms. The property is remote and off-grid — guests should review our property information carefully before booking.
2. Bookings and Payment
2.1 How to Book
Bookings may be made directly through our website, through authorised third-party platforms, or through approved tour operators. All bookings are subject to availability and acceptance.
2.2 Payment Terms
A deposit of 50% of the total booking value is due at the time of booking. The remaining 50% balance is due 7 days prior to your arrival date.
For bookings made within 7 days of arrival, full payment is required at the time of booking.
Bookings are not confirmed until the deposit (or full payment, where applicable) is received. All amounts are in Australian Dollars (AUD) and include GST where applicable.
2.3 Cleaning Fee
A cleaning fee applies to all stays and is included in the total booking price displayed at the time of booking.
3. Cancellation Policy
3.1 Cancellations by the Guest
Our cancellation policy for direct bookings is as follows:
- More than 7 days before check-in: The deposit (50% of the total booking value) is non-refundable. If the remaining balance has been paid, it will be refunded in full.
- Within 7 days of check-in: The full booking amount is non-refundable.
- No-show or failure to arrive: No refund.

3.2 Cancellations via Third-Party Platforms
Bookings made through Airbnb, Stayz, or other third-party platforms are governed by the cancellation policy displayed on that platform at the time of booking. Please refer to the specific platform’s terms.
3.3 Changes to Bookings
Date changes are permitted subject to availability and must be requested at least 14 days prior to the original arrival date. A rate difference may apply if the new dates fall within a different pricing period.
3.4 Cancellations by Ten Fifty Bakers
In the unlikely event that we need to cancel your booking due to circumstances beyond our control (including but not limited to extreme weather, bushfire risk, property damage, or loss of essential services), we will offer a full refund or the opportunity to reschedule at no additional cost. We are not liable for any additional costs incurred by the guest as a result of such cancellation.
3.5 Australian Consumer Law
Nothing in this cancellation policy limits any rights you have under the Australian Consumer Law. If our services are not provided with due care and skill, or do not meet consumer guarantees, you may be entitled to a remedy under that law.
4. Check-in and Check-out
- Check-in: from 3:00 PM on the day of arrival.
- Check-out: by 10:00 AM on the day of departure.
Early check-in or late check-out may be available on request and is subject to availability. Please contact us in advance if required.
5. House Rules
By booking with us, guests agree to the following:
- The maximum number of guests stated on the booking must not be exceeded at any time.
- No parties, events, or gatherings without prior consent.
- No smoking inside the property. Designated outdoor smoking areas are provided.
- Guests are responsible for the actions of all members of their party and any visitors.
- Firepits, fireplaces, saunas, and outdoor baths must be used responsibly and in accordance with safety instructions provided on arrival.
6. Off-Grid and Remote Location
Ten Fifty Bakers is an off-grid property in a remote location. Guests acknowledge and accept the following:
- Starlink is available at the lodge. However outside this area, connection is tentative.
- Wildlife is present on and around the property, including native Tasmanian species.
- The nearest township is approximately 30 minutes by car. Guests must bring sufficient supplies for their stay.
- Access roads may be unsealed in sections. A standard vehicle is sufficient in most conditions, but caution is advised in wet weather.
7. Safety and Wilderness
The 1,137-acre property includes private walking trails, bushland, and water features. Guests enter these areas at their own risk. Ten Fifty Bakers accepts no responsibility for injury, loss, or damage arising from use of the property grounds, trails, or facilities except where such responsibility cannot be excluded under the Australian Consumer Law or any other applicable law.
Guests are responsible for their own safety and the safety of any children in their care. Supervision of children is the responsibility of the booking guest at all times.
In the event of emergency, the nearest medical services are located in Devonport, approximately 30 minutes away. In a life-threatening emergency, dial 000.
8. Damage and Liability
Guests are responsible for any damage caused to the property, its contents, or its grounds during their stay, whether caused by themselves or any member of their party. The costs of repair or replacement will be invoiced to the booking guest and are payable within 14 days of invoice.
To the extent permitted by law, Ten Fifty Bakers excludes all liability for indirect, consequential, or special losses arising out of or in connection with any booking or stay. Nothing in these terms excludes, restricts, or modifies any consumer guarantee, right, or remedy conferred by the Australian Consumer Law or any other legislation which cannot lawfully be excluded.
9. Insurance
Guests are strongly encouraged to obtain travel insurance to cover cancellation, medical expenses, and personal belongings. Ten Fifty Bakers does not provide insurance for guest property and accepts no responsibility for loss of personal items during a stay except where such responsibility cannot be excluded by law.
10. Privacy
Personal information collected during the booking process is handled in accordance with our Privacy Policy and the Privacy Act 1988 (Cth).
11. Governing Law and Jurisdiction
These Terms of Service are governed by the laws of the State of Tasmania and the Commonwealth of Australia. Any dispute arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Tasmania, Australia.
